Quality Assured Inspections was set up by two dedicated and professional Construction Managers with over 30 years experience within the building industry, mostly within the private housing market and have works for some of the biggest house builders in the country. We were both troubled at the constant falling standards of house building and the 'Push The Buyer into to the property and sort out the problems after' mentality! This is because a large majority of house builders are sales driven and need to achieve ever increasing sales targets, regardless of the consequences for the customer. This results in added pressure for the Site Manager who is consistently under staffed on site, resulting in poor quality control.
One of the main failings of house builders is rectifying defects that occur during the first years after completion. Some buyers are unaware of the builder liability, or forget, resulting in the defect liability period elapsing. Your builder will not carry out repairs after this period. Unfortunately, some will avoid correspondence with you in an attempt to negate on their responsibilities.
This is where Quality Assured Inspections can help, we can offer peace of mind for the buyer prior to completing on your new home and towards the end of your defects liability period by carrying out a detailed defects inspection of your home. We provide a comprehensive written, item by item, report backed up by photographic evidence. We can forward this to your builder, under cover of letter, on your behalf and supply you with copies to ensure the work has been carried out or to negotiate a reduction in cost. We can provide a guide to the cost to rectify the defects found should the builder refuse to carry out the work to aid any legal claims that may arise. In our experience a builder will never allow matters to go this far but unfortunately threats to escalate matters legally can be the only way to get the work done if acted upon solely by the purchaser.
Quality Assured Inspections believe in giving you a value for money service, this is why we have a standard 500 point check list of all common defects on top of a detailed visual inspection for hidden defects.
We always endeavour to send your detailed report to you within 5 days of your inspection, however, we do understand that some times there is a requirement to deliver your report quicker due to completion or end of defect liability deadlines. We will always aim to accommodate our customers wherever possible.
We offer 2 main services:
Pre-Completion Inspection
Between exchange of contracts and completion your developer will normally serve you notice to inspect your property. This is the best time to employ our inspection services. We can issue your report under cover of letter to your developer who will be more inclined to carry out the necessary work or negotiate with you prior to completing on your contract. This report really does put the power back with the customer because you can, in certain circumstances, delay your completion date until the defects work has been carried out to your satisfaction. This can save you time, money and added stress.
On occasions, the developers representative is required to escort our inspector around your home, this can be a positive response as we can highlight areas of concern immediately and usually results in the remedial work starting straight away. Rest assured all our inspectors have at least 15 years in the construction industry and know all the tricks of the trade, they will not allow themselves to be diverted from the inspection. The inspectors will remain on site until they are satisfied that all areas of your home, both internally and externally, have been inspected, there is no time limit on the inspections.

Post Completion Inspection
Once you have purchased your home you are normally covered under a 1 year defect liability period, on occasion this may be 2 years. This means that your developer is under contract to rectify any defects that arise within this period. Our customers employ our services to carry out a detailed inspection of all defects at the end of the liability period. We will inspect and advise you of what defect are the responsibility of your developer and what is generally considered normal defects and covered under your standard home maintenance regime.
Your home will be covered by a 10 year warranty, usually through NHBC or Zurich. You should be aware that this warranty is issued to the developer and not the customer and is generally only activated for structural problem with your home. These warranty companies really only have the developers interest at heart and will usually side with the developer, they are not interested in the quality of the finishes. Our reports give power back to the customer. Past experience has shown that the developer is more inclined to rectify defects prior to the end of the liability when faced with a professional detailed inspection report.
